The garage can be accessed in the interior hallway using the same unique code you’ve been provided for entry to the condo.

🚗 Parking
Parking is by permit only. You’ll find two permits in the condo — please display one on your dashboard while visiting.

Whenever possible, park in the garage. If the garage is full, use the designated outdoor spaces across from the garages (parallel parking only).

During winter, please move your car to a cleared spot after plowing so we can finish cleaning the lot. Thanks for helping us keep things accessible for everyone!

🔧 Before You Start

  • Check the air intake and baffle: Open the small air control lever (usually just below the door or on the lower right side). It slides left/right or in/out depending on the model.

  • Confirm the damper is open: You’ll hear or feel air draw when it’s open.

🔥 Lighting Instructions

  1. Open the main air control fully.

    • For Osburn units, this means sliding the control to the far right or pulling it fully out.

  2. Crack the door slightly (1/2 inch open) while lighting — this primes the chimney draft.

  3. Place 3–4 pieces of dry kindling on top of a few crumpled newspaper sheets, then a couple of small logs on top.

  4. Light the newspaper and leave the door ajar until flames are established (usually 5–10 minutes).

  5. Once the fire is burning well, close the door securely.

  6. Keep the air control fully open for another 10–15 minutes until the logs are glowing red and producing steady flames.

  7. Then, reduce the air control gradually to about halfway or less for an efficient, slower burn.

🌬️ Using the Blower Fan

  • The vent just above the door is for the fan system.

  • You’ll usually find a fan switch on the nearby wall or on the fireplace surround:

    • AUTO mode → fan kicks on when the stove gets hot (~120°F surface temp).

    • MANUAL ON → runs continuously.

    • OFF → fan stays off.

  • Best use: keep on AUTO so it helps distribute heat without blowing cold air at startup.

🌙 Reloading for Extended Burns

  1. Open the air control fully about 2–3 minutes before adding wood.

  2. Slowly open the door to prevent smoke roll-out.

  3. Add logs (preferably 2–3 medium pieces).

  4. Let them catch with the air control open, then throttle down again for overnight burn.

🧯 When You’re Done

  • Let it burn down naturally.

  • Once coals are faintly glowing, you can push the air control to low.

  • Close the damper when fully cool to prevent back-draft or heat loss.

  • Dispose of ashes in a metal can with a tight lid and store outside on non-combustible surface.

The hot tub is located at the other end of your building. Exiting your unit outside take a left. Continue down to the end of the units, and you will see the hot tub entrance of your left.

Washer and dryer are located in the garage.

You’re staying in the Upper Eagle’s Nest complex. There’s also a Lower Eagle’s Nest nearby, that’s where you’ll find your trash and recycling.

Exit your driveway to your left. When you reach the reverse Y in the road, make a hard right turn — the “lower” complex entrance, trash, and recycling area will be on your right-hand side.

Open the windows at night

Because of our high altitude and dry climate, the nights in southern Colorado tend to drop dramatically, typically falling below 60 degrees even in the height of a hot summer.  Opening windows on at least two sides of your house at night will create a cross breeze that will cool the house when the sun is down.

Close blinds during the day

While the sun can be a delightful source of natural light, it also heats your house as it filters through your glass windows. Closing blinds during the day will help to keep your house from getting too hot during the daytime.
